Terms of Service

Listing-grade is operated by ListingGrade (“we”, “us”). By creating an account or using the service you agree to these terms.

You upload photos of a rental property. We enhance them — light, colour balance, straightening, tidying — and return listing-ready versions you can download and use. We do not add, remove, or invent structural features, and we do not stage rooms with furniture that isn’t there.

For these terms, Enhancement means AI processing of an original photo, and Refinement means a subsequent AI edit to an already-enhanced photo. These are separate services and are debited from your credit balance at different rates.

• Credits are prepaid. You buy them up front and spend them as you enhance photos.
• Credits are non-refundable once purchased.
• Credits do not expire.
• If a job fails terminally on our side, the credits for that job are refunded to your balance automatically. You do not need to ask.
• Credits have no cash value and cannot be transferred between accounts.

You must own the rights to every photo you upload, or have permission from whoever does. You keep ownership of your originals and of the enhanced versions we return. You grant us only the limited permission needed to store and process your photos so we can deliver the service to you.

• Enhanced photos must honestly represent the actual property. Do not use the service to misrepresent a unit’s condition, size, layout, or finishes.
• You are responsible for how you use the output — including compliance with the rules of any listing platform and with local advertising, housing, and consumer law.
• Do not upload content you have no rights to, content depicting people without their consent, or anything unlawful.
• Do not attempt to break, overload, scrape, or resell the service.

Enhancement and Refinement are performed by automated AI models. Output is generated, not verified. It can contain artefacts, colour shifts, geometry corrections, or other differences from the original file, and results vary with the quality of the photo you upload. Every enhanced or refined photo is a draft for your review — you are the publisher.

• You are responsible for reviewing every image before you use it. If a result does not accurately represent the property, do not publish it. Re-shoot, refine, or discard it.
• We do not review, approve, or certify that any enhanced or refined photo accurately depicts your property, and we make no representation about a unit we have never seen.
• You are solely responsible for any claim of misrepresentation, false or misleading advertising, platform policy violation, or consumer, housing, or advertising law breach arising from photos you publish — whether enhanced by us or not.
• To the extent permitted by law, you agree to indemnify us against third-party claims arising from your listings, your published photos, or your use of the output.

Anything we publish about speed, cost, bookings, showings, enquiries, vacancy time, or results is general guidance and illustration, not a guarantee. Specifically:

• Timing. “In minutes” describes typical processing under normal conditions. Actual turnaround depends on photo count, file size, model availability, and queue load, and can be longer.
• Cost figures. Per-photo prices are calculated from our current credit pack pricing at the standard cost per enhanced photo, before tax, and assume no refinements. Refinements cost additional credits. Pricing can change.
• Third-party comparisons. Figures cited for photographers, virtual staging, or other services are typical market ranges gathered for illustration, vary by market and vendor, and are not quotes. Check local pricing yourself.
• Outcomes. We do not guarantee more views, more bookings, more showings, higher rent, faster leasing, or any particular listing performance. Results depend on your property, price, market, and listing.
• Examples and testimonials. Before/after examples and any quoted experiences are illustrative of individual results and are not typical or promised outcomes.
• Platform specs. Requirements published by Airbnb, Zillow, Facebook Marketplace, Craigslist, Rentfaster, and others change without notice. Our guides are informational; always confirm against the platform's own documentation.

We work hard to keep the service running and the output good, but it is provided “as-is”, without warranties of any kind, express or implied, including merchantability and fitness for a particular purpose. We do not guarantee uptime, availability, a particular processing time, or a particular visual result. To the extent permitted by law, our total liability to you is limited to the amount you paid us in the twelve months before the claim, and we are not liable for indirect, incidental, or consequential losses including lost rent, lost bookings, or lost profit.

You can stop using the service and request account deletion at any time through the contact page. We may suspend or terminate an account that abuses the service, breaks these terms, or puts other users or the platform at risk. Unused credits on an account terminated for abuse are forfeited.

We may update these terms as the service evolves. Material changes will be reflected in the “last updated” date above, and significant changes will be emailed to account holders.

These terms are governed by the laws of the Province of Alberta, Canada, and the federal laws of Canada that apply there. Disputes are subject to the courts of Alberta.
