How often to refresh your Airbnb photos

Photos are the only part of your listing a guest judges before they read a word. They also age — seasonally, and every time you change something in the unit. Here's a cadence you can actually keep, and what it costs to keep it.

The short answer

Why stale photos cost you money

  • The cover photo is the whole funnel. In search results a guest sees one image, a price, and a rating. Everything downstream depends on that thumbnail earning a tap.
  • Seasonal mismatch reads as neglect. Guests notice a winter exterior in a summer search and infer the host isn't paying attention.
  • Photo-reality gaps generate bad reviews. The most expensive photo problem isn't an unflattering shot — it's an accurate one that's three renovations out of date.

What to re-shoot, in priority order

1. Cover photoUsually the living room or the most distinctive space. Bright, wide, uncluttered, taken from a corner.
2. First three carousel imagesLiving area, kitchen, primary bedroom — the three most guests scroll before deciding.
3. Sleeping surfacesEvery bed, including sofa beds. Guests count them against the listed capacity.
4. Bathroom and kitchenThe two rooms where cleanliness is judged. Clear every counter first.
5. AmenitiesParking, laundry, workspace, patio, pool, hot tub, gym, storage.
6. Exterior and approachFront of the property plus the entrance a guest arrives at after dark.

Keep the refresh honest

Listing-grade corrects exposure, white balance, and vertical geometry — the three things a phone camera reliably gets wrong indoors. It does not add furniture, remove damage, or change the room. That boundary matters more on Airbnb than anywhere else: guests arrive, compare, and review. A refresh should make the space look like itself on a good day, not like a different property.
